Thankfully, comparing mortgages in Saskatoon is possible, so you can make sure you know which one is right for you. Of course, the first thing you should compare is the interest rate. The higher the interest rate of your mortgage, the more you will end up paying throughout the lifetime of your mortgage. Even a .5% or 1% difference in your interest rate can be a difference of thousands of dollars over the span of your mortgage.

Before beginning your search for a home, it is a good idea to consider getting a mortgage pre-approval. Getting pre-approved for a mortgage in Saskatoon is as simple as applying for it from a particular lender. Don’t worry, this doesn’t tie you to that lender, it simply guarantees your rate for the duration of the approval. Pre-approval will also give you other information such as the amount you can borrow and what your payments will be.

  • A variety of taxes (land transfer tax, property tax and school taxes to name a few)

  • Legal and real estate costs

This will include buying furniture, paying movers, setting up the internet and electricity, etc. In addition to that, many homes may require immediate renovations, which is something you will need to plan for.

While it is not a hidden cost, per se, it is still important not to forget about maintenance costs. If you have lived in an apartment with a landlord in the past, you might be used to them coming and fixing anything you needed to get done, but that is no longer the case. All of the repairs and upkeep will be your responsibility, and the costs can certainly add up over time if you’re not careful.

These are things that may slip your mind during the home buying process, despite how important they are. So when buying a home, be sure you are prepared for these types of additional costs. The last thing you want to do is use all your money on a down payment, only to realize you can’t afford taxes, fees and the other potential hidden costs of buying a home.
