According to a recent study of the housing market in Canada, average home prices in Newfoundland and Labrador have been on a steady rise over the last few years. This is definitely occurring in St. John’s, the province’s most populated city. Even though real estate is getting more pricey in St. John’s, there are still plenty of reasons to be a homebuyer, and one of them is the prospect of building home equity.
Once you have a certain percentage of equity built up, you can apply for a HELOC. While this product can be highly advantageous, many aspiring homeowners in St. John’s may not be aware of what it actually is. Keep reading for all the information you need to know about a HELOC.
When discussing the idea of a HELOC, which is short for a home equity line of credit, it’s best to start with a basic study of the second mortgage process.
Home equity, in essence, refers to how valuable your home is on the real estate market. As you pay down your primary mortgage over the years, you’ll be building home equity with every full, timely payment you make. You can also build equity by investing in renovations, additions, and general maintenance to improve the value of your house. Your home equity can also increase when the value of the homes in your area increases because of buyer demand.
Once you’ve built up at least 20% equity (20% of the home’s total value), you can start using it to your advantage. One of the main ways to do that is by applying for a HELOC or a home equity loan, both of which are otherwise known as second mortgages.
Although they aren’t mortgages in the traditional sense, both products can be labelled as such because they would be put in a secondary loan position until your primary mortgage is paid in full. This can be done through your main lender or an alternate source, which some home buyers in St. John’s will do when they’re trying to find better terms and conditions. While second mortgage rates can often be higher due to the increased risk for the lender involved, you can get a lower rate once you’ve completed all your primary mortgage payments and requested your second mortgage to be moved into first position.

As we mentioned, there are two types of equity products in St. John’s that you can gain access too when taking out a second mortgage. We’ll give you a brief description of both so you can decide which option works best for your financial situation in St. John’s.
This product works in a similar fashion to a personal line of credit, meaning you’ll have a revolving credit limit that you can withdraw from when you need. Through your HELOC, you can potentially access up to 80% of your available home equity. One of the great things about this product is, like a credit card, you’ll only have to pay interest on the amounts that you’ve borrowed. You don’t have to withdraw anything if you don’t want to.

Nonetheless, a HELOC can have quite a long payment term, even up to 30 years with some lenders in St. John’s and Canada in general, so it’s often a good choice when you have recurring or ongoing expenses to cover, such as:

This product is what most people in St. John’s think of when they hear the term second mortgage, as a home equity loan more closely resembles the traditional mortgage procedure. Similar to a HELOC, you would need to have at least 20% equity built up to be eligible and can potentially access up to 80% of that equity once you’re approved. In this case, however, your loan would be deposited into your bank account as a lump sum and you’ll pay it back through monthly payments. Generally, terms are a bit shorter than a HELOC, but can still last upwards of 10 years under the appropriate circumstances.
