What is Home Equity and How Can I Access Mine in New Brunswick?

The idea of home equity can be a bit difficult to comprehend, especially if you’re a first-time homebuyer in New Brunswick and you’re not sure how the process works. As we said before you can borrow from it, at least 20% equity must be built up in your New Brunswick home. How do you do that, you ask? Simple. All you have to do is make your mortgage payments on time and in full. The more of your outstanding mortgage balance you manage to pay off, the more home equity you’ll build. Additionally, if your home in New Brunswick increases in value in any way, through renovations or if the other properties in your neighbourhood become more desirable, you’ll build even more equity because of it.

What is a Second Mortgage and How Does it Relate to My Home Equity?

Once you have your property appraised (mandatory during the application and evaluation process) and you know exactly how much home equity you have, you can apply for a “second” mortgage. That additional mortgage will then be secured against your home, so it’s extremely important, as it is with your primary mortgage, to make all your payments in a responsible manner. Otherwise, you might go into default and have your home foreclosed and sold at auction.

We know what you’re thinking. Why would you want a second mortgage if you’re already in the middle of paying your first or you already own the home entirely?

Actually, a second mortgage is just an expression that financial professionals use to describe a mortgage product that falls into the second claim position and next in line to your original mortgage. There are two forms of second mortgage to choose from, known as a “home equity loan” and a “home equity line of credit” (or HELOC for short). You can apply for these two equity products through your primary lender or through a new source in New Brunswick if you’re looking for better rates and terms. As such, second mortgage rates are usually a bit more expensive than first mortgages, because of them being placed in second position, becoming more risky investments for lenders in New Brunswick to take on. After all, it can certainly be a risk to lend to a home buyer in New Brunswick who’s already in debt with their primary mortgage.

What is a HELOC and How is it Different From a Home Equity Loan?

While we’re on the subject of HELOCs in New Brunswick, it’s best to gain an understanding of both types of second mortgage, so you can eventually decide which product will work better for your particular financial situation.

Home Equity Lines of Credit in New Brunswick

A HELOC is exactly what it sounds like. It’s a line of credit that’s taken out using your home equity, rather than your bank account. Similar to a common credit card, you can withdraw from it as needed, the amounts of which are deducted from a credit limit that’s specific to the amount of equity you’re permitted to use (typically 65-80% of your total equity). You can then negotiate a payment plan with your lender in New Brunswick, which can be upwards of 20 years in some cases. You can use your HELOC over the course of the payment plan, withdrawing and repaying funds on a monthly basis. You’ll also have the option of a minimum monthly payment to avoid penalties, again similar to a credit card. The interest rate (cost of your lender’s services) will usually be an adjustable one, meaning your rate fluctuates with Canada’s prime lending rate.

HELOCs are sometimes more advantageous than home equity loans when:

  • You’re hopeful that Canada’s prime rate goes down. While adjustable interest rates can be higher than fixed rates (read below), if the country’s prime rate goes down during your payment plan, you could actually end up saving money.   • You’ve got ongoing expenses. If you’re doing lengthy, expensive home renovations, you’re going through school, or you’ve got other continual expenses that regularly occur, having a revolving credit line and longer payment schedule can be of great benefit.
  • Your expenses are necessary. Even though your HELOC functions like a credit card, you should never use your home equity to purchase consumer goods or any other items that aren’t essential. Doing so would only unnecessarily add to your debt level, making it harder to pay your first and/or second mortgages.

Home Equity Loans in New Brunswick

Again, a home equity loan is exactly how it sounds. Similar to a HELOC, you can access up to 80% of your available home equity. However, where a home equity loan differs is that it comes in the form of a single loan amount, rather than a credit limit, just like an installment loan (rather than a credit card). Upon approval, your loan funds will be transferred to your bank account by direct deposit. You’ll also be given a shorter payment plan, usually 10 years or less. You’ll then reimburse your loan through equally separated payments with a fixed interest rate, meaning your rate is always the same over the course of the loan plan. Once the full outstanding loan balance is paid back, your equity returns to normal until you wish to borrow from it again.

Home equity loans are sometimes more advantageous than HELOCs when:

  • You’re more comfortable knowing precisely how much you’ll pay during your loan term. Being that your interest rate is fixed and your payments are divided equally, you’ll have a much easier time calculating exactly how much your loan will cost you, which is good when you’re trying to budget appropriately.
